Home loans for allied health
professionals in Adelaide

Physio, pharmacist, psychologist or another allied health role? We check your profession against real lender waiver lists, read employee, contractor and practice income the way a lender does, and show you the cost of each option.

Four numbers to know before you apply

Two come from the published waiver lists. One is the income test that goes with them. One is our fee.

Our fee for arranging your home loan
We are paid a commission by the lender when a loan settles, and that is disclosed to you in writing before you commit. Lender and government fees can still apply. The profession list, deposit and income figures are from the published BankSA and Westpac policies, read October 2026. Lender policies change.

Why a broker rather than going straight to a bank?

A bank shows you its own list and its own loan. Here is what is different about coming to us.

We check your exact profession

Lists differ between lenders
Allied health is not one list. A physiotherapist and a dietitian can sit on opposite sides of the same lender’s policy. We check your profession, your registration and your income against several lenders before anything is lodged, so you do not apply for a waiver you cannot get.

We read contractor income properly

Employee, contractor or owner
Many allied health professionals are paid a share of what they bill, or run their own practice. Lenders treat that very differently from a salary. We work out which lenders will count your income in full, and how much history they need, before you choose.

We speak your language

English and Persian
Kourosh works with a large part of Adelaide’s Persian-speaking community, including health professionals who trained overseas. You can talk through your figures in Persian and read the loan documents in English with someone explaining each part.

What lenders look at, profession by profession

Six groups we see most often in Adelaide, and the question each one usually raises with a lender.

Physiotherapists

Hospital physios on a salary are straightforward. Physios in private clinics are often contractors paid a share of their billings, so the lender looks at your tax returns rather than your payslip, and counts what you earn after the clinic’s share and your own costs, not what you bill.

Pharmacists

Most community and hospital pharmacists are employees, and weekend and late-night shifts are common. Westpac lists pharmacists among the professions whose overtime and allowances may be assessed at 100 per cent. Buying into a pharmacy is business lending, and a different conversation.

Psychologists

Many psychologists work in private practice under their own ABN, billing clients and Medicare. Lenders usually want one or two years of tax returns for that income. If you have recently moved from a salaried role into practice, tell us both dates, because some lenders will look at the whole career.

Occupational therapists and speech pathologists

Both are on the published waiver lists. Many work as NDIS providers through their own ABN, which lenders assess as self-employed income. A salaried role in a hospital, school or service provider is assessed like any other salary.

Radiographers and sonographers

Medical imaging staff often work rosters across hospital and private sites. Westpac lists medical imaging professionals among those whose overtime and allowances may be counted in full, which can lift what you are able to borrow.

Optometrists, podiatrists and the rest

Audiologists, chiropractors, osteopaths, optometrists, podiatrists and veterinary practitioners are on the same lists. Most work in private practice, so the same rule applies: lenders count your taxable income after costs, and the waiver income test is measured against that figure.
Not on the lists we checked: dietitians, exercise physiologists, social workers, dental hygienists, oral health therapists, paramedics and enrolled nurses. That rules out these two waivers, not a home loan. The 5% Deposit Scheme has no occupation test, and other lenders run their own professional offers. Nurses and midwives have their own page: home loans for nurses in Adelaide.

Summary of published policy, not an offer. Both lists allow up to 90 per cent of the property value with LMI waived, a 10 per cent minimum deposit and a minimum income of $90,000 a year. Dentists, GPs and specialists are in a separate higher tier, covered on medico home loans in Adelaide. Every loan is subject to the lender’s approval, valuation and credit criteria.

Employee, contractor or practice owner?

The question that decides how much of your income a lender counts, and whether you pass the waiver income test.
Employee. A salary from a hospital, clinic, pharmacy or service provider is the simplest case. Two recent payslips and an employment letter are usually enough, and some lenders count overtime and allowances in full for listed professions.
Contractor. If a clinic pays you a share of what you bill, a lender looks at your tax return, not your billings. Say you bill $160,000 in a year and the clinic keeps half: $80,000 is paid to you, and your own costs come off that before the lender sees a figure. You can be busy, well paid by the hour and still under the $90,000 test. Illustrative figures only.
Practice owner. Lenders look at the practice’s financials and your share of the profit, usually over two years. Buying or fitting out a practice is business lending, which we arrange separately. Whichever you are, a first home buyer can also use the 5% Deposit Scheme, which has no income test and a $900,000 price cap in Adelaide.

What to bring to the first appointment

With these we can test your profession and income against real lender policies in the first conversation.

Your registration

Your AHPRA registration number for physiotherapists, pharmacists, psychologists, occupational therapists, radiographers, optometrists, podiatrists, chiropractors and osteopaths (public register). Vets: your registration with the Veterinary Services Regulatory Board of SA. Speech pathologists, sonographers and audiologists: your professional body membership.

Proof of income

Employees: two recent payslips and an employment letter. Contractors and practice owners: two years of personal tax returns and notices of assessment, recent BAS, and your contractor agreement or practice financials.

Your deposit

Bank statements showing your savings and where they came from, and details of any gift from family. If you have found a property, bring the listing or the contract.

Debts and ID

Details of any car loan, credit card, HECS-HELP debt or equipment finance, including clinic equipment in your own name, and photo ID.
Do not have all of it? Come anyway. The first meeting is often where the list gets written, and there is no cost either way.

How it works

Three steps, and no fee from us for arranging your home loan.

1

Your profession and income, 30 minutes

In person on Prospect Road, or by phone or video between clients. We confirm where your profession sits on each lender’s list and how your income will be counted.

2

Compare routes and lenders

We show you the waiver, the 5% Deposit Scheme where you qualify, and a standard loan side by side: deposit, loan amount, rate, fees and total cost.

3

Application, approval and settlement

We prepare and lodge the application and answer the lender’s questions about your income and registration. Approval and timing are decided by the lender, and we keep you updated through to settlement.

Other things we handle

Doctors and dentists are covered on medico home loans in Adelaide, and nurses and midwives on home loans for nurses in Adelaide. Our professional home loan packages page explains how lenders group professions into tiers. For SA first home buyer grants and stamp duty, see home loans in Adelaide, and for clinic equipment, equipment finance in Adelaide.
To run your own numbers, the borrowing power calculator gives a first estimate, the property buying cost calculator adds up the cash you need at settlement, and the income tax calculator turns contractor billings into an after-tax figure.

Allied health home loan questions, answered

Which professions are exempt from the LMI waiver?

Put the other way round, these are the allied health professions on the BankSA and Westpac waiver lists: audiologists, chiropractors, occupational therapists, optometrists, osteopaths, pharmacists, physiotherapists, podiatrists, psychologists, radiographers, sonographers, speech pathologists and veterinary practitioners, plus registered nurses and midwives. Dietitians, exercise physiologists and social workers are not on those lists.

Several do, each with its own list. BankSA and Westpac publish the same allied health list, with a 10 per cent deposit and a $90,000 income test, and BankSA has a separate policy for accountants and lawyers. Other lenders run their own medical or professional offers. Lists change, so we check current policy before recommending one.

Either be on a lender’s profession list and meet its income and deposit rules, use the 5% Deposit Scheme as a first home buyer, or save a 20 per cent deposit. A family guarantee is another route. Which one costs least overall depends on the rate and fees that come with it.

Nobody is exempt by law. LMI is a lender requirement, usually above 80 per cent of the property value. Some lenders choose to waive it for listed professions, and under the 5% Deposit Scheme the government guarantees part of the loan so LMI is not charged.

It depends on the loan size, the lender and the insurer, so we quote it on your figures rather than as a rule of thumb. If you are on a waiver list and meet the income test, the LMI on a 10 per cent deposit is waived entirely, which is the point of the waiver.

Any lender can lend at 80 per cent of the value or less without LMI. Above that, LMI is waived only under a profession policy or the 5% Deposit Scheme, which runs through participating lenders. Not every lender takes part in both, which is one reason to compare.

Yes. Most lenders want one or two years of tax returns and notices of assessment, and they assess your taxable income after costs, not your billings. A few accept a shorter history if you were previously employed in the same profession.

For professions regulated by AHPRA, such as physiotherapy, pharmacy, psychology, occupational therapy, optometry and podiatry, yes, current registration is expected. Vets are registered with their state board instead. Speech pathologists, sonographers and audiologists are not AHPRA-regulated, so lenders usually ask for professional body membership.

No. Buying or fitting out a practice is business lending, with different lenders and different rules. We arrange that too, but separately from your home loan, and equipment is covered on our equipment finance page.

Yes. Kourosh works with a large part of Adelaide’s Persian-speaking community, and the whole conversation can happen in Persian. The loan documents are in English, and we will go through them with you.
