Medical home loan questions, answered
How is this page different from the professional home loan packages page?
That page covers the full national eligibility list, tier structure and career-stage detail. This page is the Adelaide application of it: what the tiers are worth in dollars against Adelaide prices, and what a local appointment on Prospect Road adds that a national page cannot. Start on professional home loan packages for the full list, and use this page once Adelaide is the actual market you are buying in.
I’m AHPRA-registered and now bill through my own ABN or company, do I need two years of that income history?
Not necessarily. Most lenders’ standard policy for self-employed or ABN income does ask for two years of tax returns before they’ll use it to assess your borrowing power. But several lenders carry a specific exception for AHPRA-registered medical and allied health professionals: if you’re registered with AHPRA and now invoicing through your own ABN or company structure, some of these lenders will assess your income from as little as three to six months of trading, rather than the usual two years. This is a lender-specific policy, not a universal rule, and the exact minimum, the documents required (such as recent invoices, a signed employment or services agreement, or an accountant’s letter), and how income is calculated during that ramp-up period all vary by lender. It’s worth having your specific situation checked rather than assuming you’re excluded because you’re newly self-employed. See Pepper Money’s low doc home loan guide for an example of how one lender treats recent ABN activity.
Do I need South Australian registration specifically?
No. You need current registration with the relevant national body, AHPRA for most medical and allied health professions, which covers practice anywhere in Australia including South Australia. A separate SA-specific registration is not required on top of that.
Does the medico waiver change what I can afford to buy in Adelaide?
It changes when you can buy more than what you can ultimately afford. A smaller required deposit brings a purchase forward in time; it does not increase your borrowing capacity on its own, which is assessed separately against your income and expenses.
Is Adelaide’s fast-moving median a reason to move quickly, or to wait?
That is a personal call we would not make for you on a page. What we can do is run the numbers both ways, waiver versus standard deposit, now versus after another year of saving against a rising median, so the decision is made on your actual figures rather than a general trend.
Do I have to come into the Prospect Road office to apply?
No. Most of an application can be done by phone, email and video, the same as our general Adelaide home loans service. The office is available if you would rather sit down with someone once the numbers are worth discussing in person.
Does this apply to a property purchase outside metropolitan Adelaide?
Generally yes, the medico tiers are a lender policy on the borrower, not the property location within South Australia, though some lenders apply different rules to regional or rural postcodes. Worth confirming for the specific property, not assumed from this page.
